This House is falling apart!

Last week we bought a house. Three days later we lost it. 


I found said house a few months ago and loved it right away. Unfortunately it was already under contract, but even though, I kept looking for it, in the hopes that it came back on the market. I was so excited when it did. We scheduled a showing right away, got our finances in order, applied for a loan, made an offer, got a counteroffer, went a few days back and forth with the sellers and they finally accepted our offer after about 5 days of being on this emotional roller coaster. 
Katie's grandma always tells us not to get emotionally attached when looking at houses, but that is easier said than done. 
So when we received the signed contract from the sellers accepting our counter, we were over the moon. We told everyone we knew, we set up an appointment with a realtor to sell our current home and actually started packing boxes. I still can't believe how naive we were.

When we went to the home inspection we figured that every issue was going to be minor, after all, we knew that this house already fell out of escrow two times before (the sellers told us it fell out because of financing) and already had two inspections that came back pretty clean (according to the listing agent). 
I should probably add that the listing agent of this house was married to the seller and they both bought this house about nine months ago and remodeled it. I should probably also mention, that these people were sneaky, lying bastards, trying to find someone stupid enough to buy this dump that they so beautifully (and cheaply) remodeled. Yes, they made sure everything looked awesome, the house was gorgeous, but they sure cut all the corners they possibly could to get the most profit out of it.

We were floored when we spoke to the inspector. The house had termites which is normal, however, this house had termites in the drains, piping, floors, walls and ceilings. The sellers made several additions onto the house on top of an existing concrete patio without city/County permits, due to the weight of this ridiculous expansion, the patio was cracking everywhere, the toilets were not mounted to the floors, the dishwasher was just shoved into the kitchen without being attached to the cabinets, the counter tops were just resting on the cabinets and not properly glued…the list can just go on and on. And if this wasn't enough, the biggest issue were two showers that had been remodeled, but apparently they installed the wrong drains, which will cause water to go into the walls and ruin the house causing mold. The only way to fix this would've been to tear everything out and start from scratch. Oh, and the floors were sloped. Like 1.5 inches sloped in a five foot bathroom. It was a mess.

It would've probably cost over $70,000 to fix all of the issues they found and we knew instantly that the house didn't fall out of escrow twice before because of the lack of financing, it was the shitty work the sellers had done to the house. 
We were so disappointed and sad, but we knew we had to let this house go. I'm still bummed, but it wasn't meant to be.

I hope the sellers will sit on this piece of shit for a very long time and that they won't find anyone who has a bad inspector who won't point out these issues. 
Our Realtor will submit the inspection report to them which apparently will force them to disclose these issues to any future buyers.
I'm upset about the $500 we lost for the inspection, but on the other hand, it was the best $500 we could've ever spent. 
At this point, I'm not even sure if I want to keep looking. This week was very emotionally draining and I don't even remember why we started looking in the first place. I love our little house, I just wish it was a little bigger and in the right neighborhood.
If the right house comes along, sure, but if not, I'll be fine either way.



Letzte Woche haben wir ein Haus gekauft. Drei Tage später haben wir es verloren.

Ich fand das Haus vor ein paar Monaten und liebte es vom ersten Moment. Wir fanden raus, dass es leider schon unter Vertrag war, aber ich habe weiterhin danach geschaut, in der Hoffnung, dass es wieder auf den Markt kommen wuerde. Ich habe mich so gefreut, als es wieder auf den Markt kam! Wir schauten es uns sofort mit unserer Immobilienmaklerin an, suchten alle Papiere fuer die Bank zusammen, bewarben uns fuer einen Kredit, machten ein Angebot, bekamen ein Gegenangebot und nachdem es so fuer ein paar Tage mit den Verkauefern hin und her ging, haben sie unser Angebot nach fuenf langen Tagen des Wartens endlich angenommen.

Katie's Oma sagt immer zu uns, dass wir beim Hauskauf nicht emotional sein duerfen, aber das ist leichter gesagt als getan.
Als wir den unterschriebenen Vertrag von den Verkaeufern zurueck bekamen waren wir uebergluecklich. Wir erzaehlten es allen, wir machten einen Termin mit einem Makler um unser "altes" Haus zu verkaufen, und fingen sogar an Kisten zu packen. Ich kann immer noch nicht glauben, wie naiv wir waren.

Als wir zur Hausinspektion fuhren dachten wir, dass es keine grossen Probleme geben wuerde, wir wussten, dass das Haus bereits zweimal unter Vertrag stand und die Kaeufer dann absagten (die Verkauefer sagten uns, dass es abgesagt wurde, weil die Kaeufer keinen Kredit von der Bank bekamen) und es hatte bereits zwei Inspektionen, wo nichts grossartiges gefunden wurde (zumindest sagte uns das der Makler des Verkaeufers).

Ich sollte wohl hinzufügen, dass der Makler des Verkaeufers mit dem Verkäufer verheiratet ist und die beiden dieses Haus vor etwa neun Monaten gekauft und dann renoviert haben. Ich sollte wohl auch erwähnen, dass diese Leute hinterhältige, luegende Arschloecher waren, die versucht haben jemanden zu finden, der dumm genug war, dieses Drecksloch, was sie so schoen (und billig) renoviert hatten, zu kaufen.
Ja, sie haben wirklich ihr bestes gegeben, um das Haus so schoen wie moeglich aussehen zu lassen, es war wunderschoen, aber sie haben alle Ecken geschnitten, die sie nur schneiden konnten, um den groessten Profit zu machen.

Wir waren platt, als wir mit dem Gutachter sprachen. Das Haus hatte Termiten, was normal ist, jedoch hatte dieses Haus Termiten in der Kanalisation, Rohrleitungen, Böden, Wänden und Decken.
Die Verkaeufer bauten ausserdem mehrere Raeume ans Haus, aber sie machten dies auf dem Betonboden der Terrasse draussen und ohne jegliche Genehmigungen von der Stadt / Kreis. Die Terrasse konnte das Gewicht dieser Ergaenzungen natuerlich nicht halten und hatte ueberall Risse. Die Toiletten waren nicht festgeschraubt, die Geschirrspuelmaschine war nicht in den Kuechenschraenken befestigt und fiel heraus, wenn man sie oeffnete, die Granitplatten lag nur so auf den Schraenken, ohne jegliche Befestigung...die Liste kann ewig so weiter gehen.
Und wenn das noch nicht genug war, das groesste Problem waren zwei der Duschen, die renoviert wurden, aber anscheinend haben sie sie falsch installiert und sobald man sie anstellen wuerde, wuerde das Wasser in die Waende laufen und Schimmel verursachen.
Der einzige Weg, dies zu beheben ist alles heraus zu reissen und noch einmal von vorne anzufangen. Ach ja, und die Fussboeden waren schief. Ohne scheiss, es gab ein Badezimmer wo der Boden einen Unterschied von vier Zentimetern hatte. Das war vielleicht ein Mist!

Es hätte wahrscheinlich mehr als $70.000 gekostet um alles zu reparieren, und wir wussten sofort, dass der Deal schon zweimal durchgefallen war, weil die Verkauefer so eine beschissene Arbeit geleistet haben, nicht etwa, weil die Kaeufer keinen Kredit bekommen konnten.
Wir waren so enttäuscht und traurig, aber wir wussten, dass wir dieses Haus nicht kaufen konnten. Ich bin immer noch enttäuscht, aber es hat nicht so sein sollen.

Ich hoffe, die Verkäufer werden auf diesem Stück Scheiße für eine sehr lange Zeit sitzen bleiben und dass sie niemanden finden, der einen schlechten Gutachter hat, der all diese Probleme uebersieht.
Unsere Maklerin wird den Inspektionsbericht einreichen, was die Verkauefer offenbar dazu zwingt, ihn allen zukünftigen Käufern vorzulegen.
Ich bin sauer, dass wir $500 fuer die Inspektion verloren haben, aber auf der anderen Seite waren es die besten $500, die wir jemals ausgegeben haben.

Momentan weiss ich nicht einmal mehr, ob ich weiter nach einem Haus suchen moechte. Die Woche war super emotional und ich weiss nicht einmal mehr, warum wir mit der Haussuche begannen. Ich liebe unser kleines Haus, ich wünschte nur, es waere ein wenig größer und in der richtigen Nachbarschaft.
Wenn das richtige Haus kommt, sicher, aber wenn nicht, dann ist das auch okay.

  2. OMG. That is awful! I am always amazed that people have the balls to be so conniving and scandalous.
    Glad you found out and maybe lease a bigger house till you find JUST what you are looking for. It is a big investment and you want to love all of it (and for it to be safe and not a total catfish!)

  3. I'm sorry - that's such a bummer. Thank God you had the sense to have it inspected! Can you even imagine what would have happened if you didn't and then that piece of crap became your problem?! When I met G she already owned the house we've lived in for the past 6 years so I haven't had to experience the roller coaster of purchasing a new home. The one thing that I've heard from lots of people is that when one deal falls through, an even better one usually comes along! I'm sure your dream house is still out there. :)
